Can I purchase the real estate objects in the Czech Republic?
Yes! The residents of the Czech Republic are entitled to purchase the real estate without any restrictions both for individuals and legal entities. The foreign citizens can purchase the real estate only on behalf of the legal entity registered in the Czech Republic.

How can I register a legal entity in the Czech Republic for further purchase of the real estate objects?
Wenzel Group оf Lawyers shall render all required services in respect of the registration of a company and further acquisition of the real estate by such company.

Can I receive the permission for residence in the Czech Republic after the purchase of the real estate there?
Yes! If you have registered the company in the Czech Republic and purchased the real estate on behalf of such company, your family and yourself will receive the permission for residence in the Czech Republic. You children will be able to study at the educational institutions of the Czech Republic.

What is the method of payment for the acquired real estate?
After the signing of the real estate purchase agreement the buyer shall transfer the advance payment to the bank account of the notary's office within the term specified by the agreement. After the registration (transfer) of the real estate object in the name of the buyer and after the submission by the buyer of the extract from the real estate cadastre with the indication of new owner, the funds entered into the bank account of the notary's office shall be transferred to the account of the seller.

It is not recommended to transfer the advance payment for the real estate directly to the bank account of the seller.

Can I receive the credit for the purchase of the real estate in the Czech Republic?
Most Czech banks grant mortgage credits. Such credit may be granted for the period from 5 to 25 years with 5-6% annually. And you do not need to find the security for such credit as the real estate shall be considered as such.

Where are the sale offers in respect of the real estate in the Czech Republic published?
Sale offers in respect of the real estate you can find at websites: www.reality.cz, www.sreality.cz, www.netrealit.cz.

What methods of purchase of the real estate are available in the Czech Republic?
You can purchase the private real estate, register the long-term lease for 99 years, become the member of a cooperative.

To what issues should I pay attention if I purchase the real estate objects?
If you purchase the real estate objects you should pay attention to the following issues:
the seller shall be entitled to sale the property and there shall not be any obstacles for conveyance of property.
premises shall be transferred to the buyer without any personal property of the seller. ца.
if you purchase land, you should receive the information about land suitability for building purposes, about zonal restrictions, availability of communications (water, gas, electricity, telephone lines).
the real estate purchase agreement shall provide for the immediate return of the paid amounts to the buyer in the case of refusal to register (transfer) the real estate in the name of the buyer.
